to find a home, assisting with the application process, to move-in
arrangements, and assuring that proper maintenance is handled on the
property. We are dedicated to making sure your needs are met promptly and professionally.

How do I make a maintenance or repair request? |
For any Maintenance Request or repair (including Emergencies) please call
763-221-0702 or submitted online via the "Maintenance Request order" under Quick Links in
our sidebar.
Maintenance requests will be handled in a timely manner based on when
they were received and priority of the
issue. Standard requests will be managed during
regular business hours during the week. If it is a life-threatening emergency, PLEASE dial 911 or your local fire and police ermergency lines. |

How do I update my contact information?

How do I submit a tenant application? |
Easy, you can apply online.
Please note: there is a charge for the required background check. The cost is $35 per individual.
The background check is usually completed within 2-4 business days. For
faster service, please fax a copy of your most recent pay stubs to (763)

How can I arrange an appointment to view some of your homes? |

Do you accept pets? |
Yes, with the owners approval, most dogs and cats are allowed with a
pet agreement and additional security deposit usually $300-500. ** Each case mary vary depending on conditions set by individual owner. Please email info@homesteadplus.com for more information. |

How do I know I can qualifies for these homes? |
Each property owner has different requirements regarding credit
standing, down payment, and other factors. Most owners look closer at
your rental and employment history. They also focus on the ability to make monthly payments and
less on your actual credit score. You can get more information by
viewing the information on tenant acceptance criteria. |

Do you accept section 8? |
YES, some property owners will and already do accept section 8. Please contact us for more details. |

Does bad credit disqualify me from Renting? |
NO, we look at all of your criteria. Your current or past credit issues are not the most important
qualification, however, if you have ever failed to pay rent and have been
evicted, (unlawful detainer), this is almost always an instant discqualifier. |

Yes. In some of our homes we do approve residents painting rooms if they choose, however, the colors must be approved by the property manager.
Any
changes must be approved in writing prior to
changing. ** Tenants are responsible for all costs of unapproved changes and/or colors. |

Tenants are responsible for all minor maintenance items. Examples
include changing your furnace filter, changing light bulbs, changing
smoke detector
batteries, unclogging toilets, etc.
*Any damage caused outside of normal
wear and tear such as a broken window or holes in walls are also the
tenant's
responsibility. Homestead Plus may require a
professional to do the repairs depending on what is damaged or the
extent of the damage. Such repairs will be
paid by the tenant directly or
charged back. |

What If I own a home that I would like to rent/rent-to-own? |
Please conatct us by phone or email and we can list it with us by completing the Property Leasing Agreement. |

Your security deposit will be refunded or a disposition statement will
be sent within 21 days of the move out date. The
full amount will be reimbursed if your account
is current and the move out inspection reveals no concerns. In cases
where
money is still owed on your account, the
residence was left in a less than desirable status, or damages have been
caused to
the property, the deposit will be adjusted
accordingly. |

What should be exspected of me from when I move out?
|

We understand life changes and emergency situations occur. Your lease with Homestead Plus is a legally
binding contract, however, your contracts may be negated if both parties agree to
the termination.
We'll need to re-rent your home and your cooperation in this matter will greatly speed up the process. Ultimately you
are still responsible for the rent through
the end of your lease until a qualified applicant is found.
Please contact our property
management staff right away if you find
yourself in this situation.
